Job Title: Virtual Property Manager – Onwenu Property Management (Detroit, MI)

Company: Onwenu Property Management Location: Remote (must be available during Michigan business hours) Contract Type: Hourly / Ongoing Work Hours: 1:00 PM – 5:00 PM Eastern Time (Monday – Friday) $4/hr ($350/month) About Us Onwenu Property Management is a Detroit-based company overseeing residential rentals across Metro Detroit. We operate with professionalism, structure, and accountability, and we expect the same from our team. We’re seeking a Virtual Property Manager to handle day-to-day management, communication, and coordination tasks for multiple residential units. This is not a passive role. We want someone proactive, organized, and confident managing real people and real problems. Key Responsibilities • Maintain consistent communication with tenants, landlords, and the Onwenu team; respond promptly to calls, texts, and emails. • Document all communication and actions daily in the management system. • Enforce lease terms and issue notices (late payments, lease violations, etc.). • Collect rent and ensure timely payments from all tenants. • Schedule and coordinate property showings with prospective tenants. • List vacant properties for rent and keep all listings updated. • Process rental applications, verify documents, and submit for approval. • Understand basic maintenance issues to communicate effectively with tenants and vendors. • Handle lease renewals and update records accordingly. • Maintain occupancy and tenant retention targets. • Conduct rental market analysis for pricing and renewals. • Prepare and submit regular property and tenant reports. • Provide weekly property status updates to management. • Monitor unit readiness and coordinate turnovers as needed. • Ensure compliance with Michigan landlord-tenant laws and company policies. • Support marketing efforts for vacant units when assigned. • Uphold company standards for professionalism, communication, and responsiveness. • Be available during key turnover periods for time-sensitive coordination. Bonus Opportunity: If a tenant or prospect requests help finding a rental property, the PM may assist in locating an approved home and receive a commission for the successful placement. Requirements • Proven experience in property management, leasing, or real estate operations. • Excellent communication and problem-solving skills. • Strong organizational skills with attention to detail. • Ability to work independently and handle multiple properties. • Familiarity with property management software (Buildium, reputed company, RentRedi, or similar). • Working knowledge of U.S. or Michigan landlord-tenant laws preferred. • Reliable internet, computer, and phone access. • Must be available from 1:00 PM – 5:00 PM Eastern Time, Monday through Friday.
